If you live in a house and occupy all of it, you will need to apply for planning permission if the porch is * greater than three metres above ground level * has a ground area of more than three square metres * is less than two metres from a roadDo I need to let you know if I want to build a conservatory or porch?If you want to build a conservatory at ground level or a porch to your house, you will need to find out if you need planning permission first. You do not need building control approval if it has less than 30 sq metres floor area and you use safety glazing. A conservatory must have at least ¾ of its roof and half of its outside walls made of glass and must be separated from the rest of the dwelling by external wall and door construction. A conservatory at first floor level and a two-storey conservatory are controllable. An application is needed.You will probably need to apply for planning permission if your home is covered by an Article 4 Direction. If your house is a listed building you will probably need planning permission and listed building consent (pdf).The above was pulled fron the Ealing.gov.uk website a few minutes ago.No doubt in the time taken to C and P the above the rules will have changed and there will have to be: adequate space to turn a wheelchair, wheelchair ramp, windows will have to be double-glazed whether the structure has a door or is open to the elements.
